1. Acceptance of Terms

These Terms of Service (“Terms”) govern your access to and use of the Bella Trae Team website (“Website”) and the Bella Trae Team mobile/web application (“App”). Together, these are referred to as the “Services.”

By accessing or using the Services, you agree to these Terms. If you do not agree, you may not use the Services.

2. Purpose and Eligibility

The Services are intended exclusively for licensed real estate agents and team members affiliated with the Bella Trae Team and operating within the United States.

The Services exist to:

Provide internal real estate training and educational materials

Facilitate collaboration and communication among Bella Trae Team agents

Offer access to approved partner information and resources

Support internal Bella Trae Team operations and performance

The Services are not open to the general public or to individuals outside the Bella Trae Team.
Users must be 18+ and based in the United States.

Unauthorized users may not access or use the Services.

3. Account Registration

To access certain features of the Services, including the App, you must create an account.

You agree to:

Provide accurate and complete information

Update your information as necessary

Maintain the confidentiality of your login credentials

Not share your login credentials with any other person

Cozi Homes, LLC may approve, restrict, or revoke access at its sole discretion.

4. Proprietary Content and Restrictions on Use

All content available through the Services—including but not limited to training materials, videos, documents, scripts, templates, workflows, systems, graphics, partner materials, and community discussions (“Content”)—is the exclusive property of Cozi Homes, LLC and Bella Trae Team.

You agree that:

Content is for internal Bella Trae Team use only

You may not copy, download, screenshot, reproduce, distribute, share, publish, modify, or resell any Content

You may not use any Content to create your own courses, coaching programs, training, or paid products

You may not share Content with anyone outside the Bella Trae Team

Any unauthorized use of Content may result in immediate termination and possible legal action.

All rights are strictly reserved.

5. Company-Owned Leads, Clients, and Client Information

All leads, clients, prospects, inquiries, and customer information (“Client Data”) that are:

Generated through the Bella Trae Team

Provided by Cozi Homes, LLC

Submitted through the Website or App

Captured via team marketing, advertising, CRM, or internal systems

Created during your affiliation with the Bella Trae Team

Referred by partners or internal programs

are the exclusive property of Cozi Homes, LLC.

You agree that:

You do not own any Client Data provided by or generated through the Company

You may only use Client Data while you are an active member of the Bella Trae Team

Upon leaving the team, you may not take, export, download, screenshot, copy, solicit, or continue communicating with Company-owned clients

All Client Data must remain within Company systems

Misuse of Client Data may result in legal action and damages

This policy applies regardless of how the information was obtained.

6. Informational Only — No Guarantees

All Content provided through the Services is strictly educational and informational.

We do not guarantee:

That the information is complete, accurate, or up-to-date

That strategies, scripts, or recommendations will work for every agent

Business results, outcomes, or income of any kind

That the information complies with all real estate laws or brokerage rules

Nothing in the Services constitutes legal, financial, or tax advice.
You are solely responsible for verifying compliance, contracts, and decisions in your real estate business.

Cozi Homes, LLC and Bella Trae Team are not responsible for your business performance.

7. User Conduct & Community Behavior

You agree to use the Services responsibly and professionally.

You may not:

Upload harmful, defamatory, offensive, or illegal content

Harass, abuse, or target other users or partners

Use the Services to solicit non-approved products or services

Misrepresent your identity or affiliation

Attempt to disrupt or misuse the Services

Violation may result in account suspension or removal.

8. Future Paid Features

Some or all Services are currently free.
Cozi Homes, LLC may introduce optional paid features or subscriptions in the future. Any paid components will include clear pricing and applicable additional terms.

9. Privacy & Data Use

We collect and use data to operate the Services, support users, improve functionality, and facilitate internal Bella Trae Team operations.

10. Termination of Access

We may suspend or terminate your access to the Services at any time, including for:

Violations of these Terms

Sharing proprietary Content externally

Misuse of the Services

Leaving the Bella Trae Team

Conduct harming the community or the Company

You may request account deletion by contacting support.

11. Disclaimer of Warranties

The Services and Content are provided on an “as is” and “as available” basis.

We do not guarantee:

Uninterrupted access

Error-free performance

Correction of defects

Any particular result or outcome

12. Limitation of Liability

To the fullest extent permitted by Florida law, Cozi Homes, LLC is not liable for:

Indirect, incidental, or consequential damages

Lost income, lost business, or lost opportunities

Data loss

Technical failures or service interruptions

Your sole remedy for dissatisfaction with the Services is to discontinue use.

13. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles.
